Anchored by stunning views of the Port Royal Sound and Intracoastal Waterway, Hilton Head Plantation started as one of the few Charles Fraser projects to fail. Following an emergency bank acquisition, marketing consultant Major General Howard Davis was appointed to direct Hilton Head Plantation’s revival.

Davis was able to effect a turnaround despite the mid 1970’s housing slump, narrowly skirting bankruptcy. The banks recouped their losses, and Davis was promoted to Hilton Head Plantation president. Later sold to Daufuskie Island’s Melrose Company, Hilton Head Plantation continued its growth and evolution to include the vibrant Mainstreet and some of the area’s finest public and private amenities.


• Oyster Reef Golf Club: Featuring incredible views of the Port Royal Sound. Opened in 1982 to universal acclaim. Designed by Rees Jones as part of The Heritage Collection and consistently rated as being one of the top 20 courses in the Carolinas.
• Dolphin Head Golf Course: The Gary Player-designed. Opened in 1974, and is one of the few members-only clubs on Hilton Head Island.
• Country Club Of Hilton Head: A former host of the U.S. Open Qualifier, this Rees Jones-designed course is attached to the Country Club of Hilton Head.

Hilton Head Plantation Real Estate Listings

Hilton Head Plantation quickly recovered in the wake of Hurricane Matthew in 2016. As has been proven time and again, the bounty of amenities, relative affordability (home prices and POA fees), and excellent location ensures that the outlook for Hilton Head Plantation remains favorable for the foreseeable future.

As a buyer, you can generally get more home for your money in certain parts of the community. Most of these opportunities will come in the form of single-family residential homes built in the 70’s and 80’s. Generally, most of these homes will be located more inland and closer to the Main Street front gate.

On the other hand, great views can be had from homes located near Dolphin Head, along the Intercoastal Waterway and Port Royal Sound, and on the lagoons and golf courses. These homes will command a higher asking price. That said, the relative cost-to-value ratio in Hilton Head Plantation is hard to beat.
