History


Forest Beach was created from the remnants of Charles Fraser’s split with the Hilton Head Company. Fred Hack controlled the more residential North Forest Beach, while Charles Fraser (of Sea Pines fame) retained South Forest Beach.

After opening the William Hilton Inn in 1959, Charles Fraser presided over a staggering 400% increase in property values during the mid-60’s to early 70’s. In response to the area’s growth, Norris Richardson founded Coligny Plaza, which featured Hilton Head Island’s first grocery store, movie theater, and pharmacy. Shortly after, the south end emerged as Hilton Head Island’s “downtown”, and new restaurants and businesses began sprouting up and down Pope Avenue and South Forest Beach Drive.

Over the next two decades, Forest Beach continued to grow. In the mid-90’s, I founded Forest Beach Realty. What few lots remained were developed, and the local market shifted towards replacing older bungalows with the newer code-approved construction capable of hosting large families. In the late 2000’s, the Town of Hilton Head broke new ground on Coligny Beach Park and authorized a series of developments that may contribute to whatever growth opportunities remain in Forest Beach.

The outlook for Forest Beach is bright and full of opportunity, particularly if you’re searching for a second home that can double as an income-producing rental. Forest Beach buyers tend to recognize the value of being close to the beach and Coligny. The convenience of not being behind a gate or having to deal with overly-restrictive POA/HOA rules is also attractive to certain buyers. A security fence between Sea Pines/Shipyard and South/North Forest Beach ensures a certain degree of privacy.

Real estate opportunities in Forest Beach include a mix of residential homes and condos. Most home sites have been built out, but the occasional lot still slips through. The majority of North Forest Beach is residential homes, featuring an eclectic mix of beach bungalows and purpose-built vacation homes that can generate upwards of $20k per week in the summer. The bottom-half of South Forest Beach is almost entirely condos, villas, timeshares and hotels. The top-half of South Forest Beach abruptly transitions to residential homes before ending at the Sea Pines Ocean Gate and Cordillo Parkway.
